When you purchase land from us, you may pay in full or you may finance the property. We offer financing on every property we sell. You do NOT need to qualify for a loan and we do NOT check your credit. Everyone qualifies to purchase from us. WE DO NOT CHARGE A BUYER'S PREMIUM. WE DO NOT CHARGE A PRE-PAYMENT PENALTY FOR EARLY PAYOFF.

Free Land: Several parcels of valuable, free land will be given away during the auction. When you register, you will be given drawing tickets, making you eligible to win free land. One free property will be given away at the beginning of the live auction. Then, one free property will be given away every hour. AT THE END OF THE LIVE AUCTION, WE WILL GIVE AWAY THREE FREE PROPERTIES. You must be present to win. No purchase is necessary. When you win a free property, you will be escorted to the documentation area, where you will be given the opportunity to select the parcel of your choice from our list of available free properties. These free properties are won at no cost to you. We will cover all the fees and expenses of title transfer.
When You Are the Successful Bidder: All successful bidders will be required to sign purchase paperwork and pay for their purchase immediately following their winning bid. When you are the successful bidder, you will be escorted to the documentation area, where you will sign purchase documents and pay the required funds. You may continue to bid on other properties, from the documentation area, while you are completing your paperwork.
THE FIRST $500 OF EVERY PURCHASE MUST BE PAID IN CASH, CASHIER'S CHECK, TRAVELER'S CHECK OR MONEY ORDER. Cashier's checks, traveler's checks and money orders must be made payable to AuctionAcres. Any additional amounts due (over and above the $500) may be paid with a personal check, business check, money order, traveler's check or cashier's check made payable to AuctionAcres. We also accept American Express for any additional amounts due above the $500. American Express is the ONLY accepted Credit Card at the auction. The buyer shall be required to pay a non-refundable documentation fee of $500, for each property purchased, to cover the costs of document preparation, deed recording and mailing. If purchasing a California, Nevada or Washington property, state transfer tax will also be charged to buyer. Unless paid in full at the auction, all properties are being sold on a Contract for Deed. Buyers are purchasing without the benefit of escrow or title insurance. Title to each property will be conveyed to buyer only after the entire loan balance has been paid in full.
The Properties are Separated Into Two Groups:The first group of properties (#1 - #110) are designed as CASH OR TERMS (Click here for a full explanation). The second group of properties (#111 - #220) are being sold in a REVERSE AUCTION format. (Click here for a full explanation). These terms and conditions apply to both groups of properties.
Properties designated as CASH OR TERMS (green properties) may be purchased with cash or financed on terms by paying a down payment of 25% of the full purchase price, or $1,000, whichever is greater. The remaining balance may be financed with us at 13.9%. We do not check your credit, and everyone qualifies for financing.
The following guidelines apply to financing:
- $1-$1,000 must be paid in full on auction day
- $1,001-$2,000 may be financed up to 1 years
- $2,001-$4,000 may be financed up to 2 years
- $4,001-$6,000 may be financed up to 3 years
- $6,001-$8,000 may be financed up to 4 years
- $8,001-$10,000 may be financed up to 5 years
- $10,001-$15,000 may be financed up to 6 years
- $15,001-$20,000 may be financed up to 7 years
- $20,001-$25,000 may be financed up to 8 years
- $25,001-$30,000 may be financed up to 9 years
- $30,001-$35,000 may be financed up to 10 years
- $35,001-$40,000 may be financed up to 11 years
- $40,001-$45,000 may be financed up to 12 years
- $45,001-$50,000 may be financed up to 13 years
- $50,001-$55,000 may be financed up to 14 years
- $55,001-$60,000 may be financed up to 15 years
- $60,001-$65,000 may be financed up to 16 years
- $65,001-$70,000 may be financed up to 17 years
- $70,001-$75,000 may be financed up to 18 years
- $75,001-$80,000 may be financed up to 19 years
- $80,001 and above may be financed up to 20 years
Parcels designated as REVERSE AUCTION (blue auction properties) may be purchased with financing as stated within the individual parcel description by paying the down payment that is advertised for that property. Properties designated as Reverse Auction are available for pre-sale on a first come, first served basis through 12:00pm on April 6th. You will be required to pay the down payment plus a $500 document/recording fee at the auction. Then, you will pay monthly payments on the loan, based on the loan and financing information of that specific property. Click here to see the example.
The built in loan amount of the REVERSE AUCTION properties will fall throughout the day of the auction. At the beginning of the auction, the prices of these properties will be at their highest point of the day. Throughout the day, the prices of these properties will be reduced, randomly. As a prospective purchaser, you may choose to wait for the price of a property to fall. The price of a property may only fall once or it may fall several times. By waiting to buy, you have the advantage because the price may fall before you choose to buy, giving you the opportunity to purchase the property for a lower price. This is also a disadvantage for you, as the purchaser, because another purchaser may decide the current price is acceptable to them, and they may purchase the property before you, and in this case, you would lose the opportunity to purchase the property at any price, because the other purchaser chose to purchase before you.
Your $500 cash down payment is applied towards the purchase price!
Warranties & Disclaimers:
- All sales are considered sold, final and binding.
- Any property which sells for $1,000 or less must be paid for in full at the auction.
- If financing a parcel, the minimum monthly payment shall be $80.
When a monthly payment is paid, it will first be credited to interest then due, then toward principal. THERE IS NO PREPAYMENT PENALTY FOR PAYING THE LOAN OFF EARLY. A late fee of $25 or 10%, whichever is greater, shall be charged if any payment is more than ten days delinquent. A returned check fee of $25 shall be charged for any check which is returned unpaid. A monthly payment processing fee of $9.00 shall be added to the monthly payment of all financed parcels.
Real property taxes which are due and payable prior to auction day shall be paid by seller. If the property is purchased with financing, then the property taxes, processing fee and homeowner's association fees (if any) will be added to and included with the monthly payment. If the property is not being financed, the purchaser shall be responsible for property taxes which become due after the auction date.
If a buyer purchases more than 3 parcels, the 4th and all subsequent parcels must be paid in full with cash or cash equivalent. Seller and Auctioneer reserve the right to limit the number of purchases made by any bidder.
All properties are being sold in "as is" condition. The winning bid is a final, binding agreement to purchase. All properties are offered subject to Seller's acceptance of the winning bid. The sale of these properties is subject to all existing exploration rights, easements, rights of way, assessments, zoning, land use restrictions, covenants, conditions and restrictions.
AS SELLER, WE GUARANTEE THAT THERE ARE NO LIENS ON THE PROPERTY, AND THAT THE TITLE IS MARKETABLE. By making this guarantee, we agree to provide the buyer with a Warranty Deed upon payment in full (Grant Deed in California). If buyer discovers a violation of the above guarantees, and seller is unable to remedy such violation within a reasonable period of time, then buyer's sole remedy shall be limited to cancellation of the sale, and a refund of all refundable monies paid by buyer to seller. These warranties extend only to the purchaser, and do not extend to third parties.
As seller, we do not warrant, and we assume no liability for any of the following:
(A) Encumbrances which are identifiable via a physical inspection of the parcel. (B) Utilities or lack thereof. Contact the City or County building department for information on utilities. (C) Mineral rights or the lack thereof. (D) Location and size of the property. Sizes advertised are approximate. (E) Assessments and/or bonds for utilities or homeowner's association dues/fees. (F) Zoning or building codes. Contact the City or County building department. (G) Access. Seller makes no representation or guarantee regarding physical and/or legal access.
In the event a typographical error exists, the seller may correct the error and proceed with recording or re-recording. The explanations on both the live auction financing and reverse auction financing pages of this website shall be considered a portion of the terms and conditions contained herein, as shall the Reverse Auction Purchasing Instructions, which shall be distributed at the auction.
BIDDERS MUST PERSONALLY INSPECT AND INVESTIGATE EVERY PARCEL ON WHICH THEY BID. Failure to do so will not be grounds for a cancellation or adjustment of sale. Buyers must rely on their own interpretation of property value, and not rely on any statements made by seller, broker and/or auctioneer. Look before you buy! Inspect the property, investigate the property and its approved uses. Be an informed buyer! Some parcels were purchased by seller sight-unseen. Buyer will be required to acknowledge that they have personally inspected and investigated each property they purchase.
THE SELLER HAS MADE EVERY EFFORT TO VERIFY THE ACCURACY OF INFORMATION CONTAINED HEREIN. HOWEVER, ERRORS DO OCCUR. ALL INFORMATION CONTAINED HEREIN WAS OBTAINED FROM COUNTY MAPS OR OTHER SOURCES DEEMED RELIABLE, BUT IS NOT GUARANTEED AND MAY BE IN ERROR. SELLER DOES NOT WARRANT THE ACCURACY THEREOF. Remember, each parcel of real estate is unique. The properties we sell may be dry or wet, flat or sloped, rocky or sandy, with or without roads, with or without legal access, with or without utilities, etc. Seller, Auctioneer and/or Broker assume no responsibility for the providing or absence of any information whatsoever, or for the accuracy thereof. AuctionAcres.com reserves the right to deny any person access to the auction site for interference, solicitation, canvassing, nuisance or any other reason. This auction is being conducted by AuctionAcres.com. Some auction parcels do have an unpublished reserve price, and all sales are subject to the seller's acceptance of the high bid.
